Garage Door Services for Sanibel Homes

Most calls start with a door that will not move. Some end with a new opener or a stronger door. Each service below has its own page that walks through how the job is done.

Why Homeowners Call Us First

A garage door is the largest moving object in most houses. Getting it right comes down to a few habits we never skip.

  1. 01

    We explain before we fix

The technician walks you through what failed and why, so the repair makes sense before you approve it.

  2. 02

    No surprise add-ons

The price you agree to is the price on the invoice. If something else turns up, you hear about it first.

  3. 03

    Repair before replace

Most doors can be fixed. We only talk about a new door when a repair would not be safe or worth the money.

  4. 04

    Work you can see

Rollers run quiet, the door sits level and the opener stops where it should. We check all of it with you at the end.

From Your Call to a Door That Works

Four steps, in the same order every time.

  1. 1

    Tell us what happened

A loud bang, a door stuck halfway, an opener that hums and nothing else. A few details on the phone help us bring the right parts.

  2. 2

    We find the real fault

The technician checks springs, cables, rollers, track, sensors and the opener before naming the cause.

  3. 3

    You approve the price

You get one figure for the repair. Nothing starts until you say yes.

  4. 4

    Fixed, balanced, tested

We complete the repair, set the door's balance, lubricate the moving parts and run the safety-reverse test with you watching.

An honest answer

Repair or Replace? How We Decide

A single broken spring or cable is almost always a repair. So is a noisy door, a bent track section or an opener that needs a new logic board.

Replacement comes up when several panels are cracked, the door has rusted through at the bottom, or the old door cannot meet the wind rating your home needs. When that is the case, we explain the reasons and the options, and the choice stays yours.

Garage Door Questions We Hear Most

Why won't my garage door close all the way, or why does it go back up?

Nine times out of ten it is the safety sensors near the floor. If they are knocked out of line, dirty or have a damaged wire, the opener reverses to protect whatever it thinks is in the way. A worn close-limit setting or a binding track can do the same. A quick check tells us which one it is.

Can I replace a garage door spring myself?

We would not recommend it. Torsion springs hold enough tension to lift a door that weighs a couple of hundred pounds, and releasing that tension without the right winding bars and know-how is how people get hurt. A technician can swap a pair of springs safely in about an hour.

Should I repair my garage door or replace it?

If the problem is a spring, cable, roller, opener or a single damaged section, repair is usually the better value. Replacement starts to make sense when several panels are damaged, the bottom has rusted through, or the door needs to meet a wind rating it was never built for.

If only one spring broke, do both need replacing?

Usually yes. Springs on the same door are installed together and wear at the same rate, so the second one is rarely far behind. Replacing the pair keeps the door balanced and saves you a second visit a few months later.

What is a wind-rated garage door, and do I need one?

A wind-rated door is built and tested to hold a specific design pressure and carries a Florida product approval number. When a garage door is replaced in Lee County, the new one has to meet the wind load required for the home's location, and a permit is part of the job. We can explain what applies to your house.

How often should a garage door be serviced?

Once a year is a good rule, and more often for doors near salt air. A tune-up covers the balance test, spring and cable inspection, lubrication, fastener tightening and an opener safety check, which catches most problems before they leave you stuck.

How much does garage door repair cost?

It depends on what failed, the size and weight of the door and the parts it needs. A single spring pair costs far less than an opener replacement, for example. We find the cause first, then give you one price for the whole repair before any work starts. Call (239) 722-5261 and describe the problem for a straight answer.

A Garage Door Company That Explains Its Work

We repair and install residential garage doors and openers, and the way we work is simple: find the actual problem, tell you what it is in plain words, and fix it properly at a price you agreed to.

That approach suits island homes, where doors take a beating from salt, sand and summer storms and a quick patch rarely lasts.
